Book sand mastic in Hoyle

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes anything from a few hours to a full day, depending on how many windows. Somewhere as small as Hoyle, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
  • Mention any tricky access

Sand mastic in Hoyle, done properly

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. We are often asked to deal with gaps round a timber door in stone or brick and draughty sash windows at the surround, on period & listed homes, timber door frames and brick reveals.

Somewhere as small as Hoyle, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

You get a 12-month guarantee, the same in Hoyle as everywhere else we work.

Hoyle: your questions answered

Will you come out to Hoyle?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Hoyle for sand mastic?

Yes. Our work covers London and the South East, and Hoyle is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

Is it possible to take out silicone and use sand mastic instead?

Yes, it’s a common request. All the old silicone is removed first so the mastic can sit properly.

Should I check with the council before work on a listed or conservation-area home?

Check with your local planning authority. They’ll tell you if consent is needed for work to your windows.

How long does sand mastic take to go off?

It forms a skin fairly soon and it hardens fully over a longer time. The weather and joint depth both affect it.

Can I paint the new mastic?

The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we’ll talk you through it.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

Do you need sand mastic in Hoyle?

Over the years, sand mastic weathers. It dries out, cracks and loses its grip on the stone or timber.

Look out for these signs:

  • Tired mastic found when preparing windows for paint
  • Old sand mastic that has cracked, crumbled or fallen out
  • Cracked mastic round a front door frame
  • Wind and rain getting in round a sash window

In the older streets around The Parish Church of St James, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

When something else is needed

A few problems are outside what sealant work can do:

  • Sashes that rattle, stick or won’t open
  • Damaged stone surrounds
  • Cracked or broken glass

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

  • Stone surrounds
  • Brick reveals
  • Timber door frames
  • Tenement windows
  • Sash and case windows

Why deal with it now?

Filling over old, loose mastic does not last. We remove the loose material first so the new work lasts. Around Hoyle, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What affects the cost of sand mastic

Jobs vary more than people expect. What affects the quote:

  • Working hours on commercial sites
  • The number and length of the joints
  • Whether the work is at height
  • Whether there’s mould to deal with

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email

To get a quote, call 0345 464 0079 or email us with the location and a short description of the problem. You will have a clear quote before work begins.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Sand mastic in Hoyle: local notes

Historic houses like Cowdray House (about 2.2 miles north-west) are a reminder that the area around Hoyle has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Midhurst Rother College, its window and door frames need their mastic kept sound, just like a home’s.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Ask us before painting near the mastic
  • Ask the planning authority about consent for listed or conservation-area homes
  • Avoid patching sand mastic with silicone
  • Keep sills and gutters clear so water drains away

Look at the mastic when you look over the windows. Small cracks are easier to deal with early.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.
