Sand mastic near Hoe

Sand mastic for homes and businesses in Hoe

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. If you are dealing with tired mastic found when preparing windows for paint and wind and rain getting in round a sash window, we can help.

In a village or hamlet like Hoe, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

There’s a 12-month guarantee on every job, whatever its size.

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What we are called out for in Hoe

Age is the main cause. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

Look out for any of the following:

  • Mastic that needs renewing before redecorating
  • Mastic dropping out of the joint
  • Cracked mastic round a front door frame
  • Silicone on a period window that looks wrong

Rented homes near Gomshall station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

Questions to ask before you book

  • When the joint can take water or movement
  • Which sealant they’ll use, and why
  • Whether they’re fully insured
  • How the colour is chosen

Our hiring checklist

What affects the cost of sand mastic

The quote reflects the job in front of us. We look at:

  • Whether the work is at height
  • How many areas need sealing
  • Mould in or behind the old joints
  • The type of sealant required

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • A few pictures by email, if you can
  • The address or postcode of the job
  • Any access issues, like height or stairs
  • The rough size of the job

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

Surface by surface

Period and listed homes

Materials matter on listed and conservation-area homes. Sand mastic is often the preferred finish.

Brick reveals

We rake out the old mastic and pack deep voids before pointing.

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Leave the new mastic unpainted
  • Take care around the mastic when scraping paint
  • Sort the mastic before the decorators arrive
  • Look over the window mastic once a year

Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

Hoe homes and the weather

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Hatchlands Park (about 4 miles north) are a reminder that the area around Hoe has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Homes close to Church of St Mark include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

How the visit works

All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to a full day, depending on how many windows. For a village or hamlet like Hoe, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in

Advice

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Why act early in Hoe

New mastic over crumbling mastic will not hold. We remove the loose material first so the new work lasts. In a small place like Hoe, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
