Sand mastic for homes and businesses in Grove

Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. Typical jobs include gaps round a timber door in stone or brick and open joints round the window box, on tenement windows, stone surrounds and brick reveals.

In a village or hamlet like Grove, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

Whatever the size of the job, it’s backed by our one-year guarantee.

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Masonry that needs repairing
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sash cords, weights and draught-proofing of the sashes

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Period and listed homes

Period homes look their best with traditional materials.

Sash and case windows

Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Check the mastic when you check the paintwork
  • Leave the new mastic unpainted
  • Clear gutters so water does not pour onto the windows
  • Find out about consent before window work on a listed home

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber, which can lead to rot.

Grove homes and the weather

With historic houses such as Goodnestone Park (about 4.7 miles south) nearby, there’s older building stock in the area around Grove as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Church of St Mildred include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Preston Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Grove questions

Can you help a landlord with a rental near Sturry station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Do you cover smaller places like Grove?

Yes, Grove is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How long does sand mastic take to go off?

The surface skins quite quickly and it hardens fully over a longer time. The weather and joint depth both affect it.

Can I paint the new mastic?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Ask us before decorating.

What’s sand mastic made of?

A traditional pointing material made from sand and a linseed-oil-based binder for the joint between timber frames and masonry.

Which is right for my windows, sand mastic or modern sealant?

That depends on your windows. Period windows in stone or brick generally suit sand mastic, while modern frames normally get a flexible sealant.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

What guarantee comes with the work?

Our one-year guarantee covers every job, sand mastic included.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a single window, longer for several. For a village or hamlet like Grove, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before

When to call us in Grove

Shallow joints are a common cause. Mastic that is too thin cracks and drops out, which is why we pack deep voids first and get the depth right.

Most people get in touch when they notice something like this:

  • Modern sealant on a period surround
  • Draughts and rain around sash boxes
  • Open joints round the window box
  • Old sand mastic that has cracked, crumbled or fallen out

Letting a property close to Sturry station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.
