Sand mastic for Goldsworth Park homes and businesses

About our sand mastic in Goldsworth Park

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. We’re often asked to deal with mastic that needs renewing before redecorating and draughts and rain around sash boxes, on period & listed homes, brick reveals and timber door frames.

In smaller places like Goldsworth Park, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Goldsworth Park: your questions answered

Do you cover smaller places like Goldsworth Park?

Yes, Goldsworth Park is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Woking station?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or send us an email.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What exactly is sand mastic?

Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.

Are you insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Goldsworth Park homes and the weather

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Botleys Mansion (about 4.4 miles north-east) are a reminder that the area around Goldsworth Park has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

If you live in an older home near Church of St Andrew, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Woking station, any sash windows need sound mastic to keep draughts and rain out.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the job changes by surface

Period and listed homes

On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.

Tenement and terrace windows

Windows above ground floor need the right access. Let us know the floor and we’ll confirm access.

What happens on the day

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a few hours for a single window, longer for several. In a smaller place like Goldsworth Park, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions

Advice

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Take care around the mastic when scraping paint
  • Have rotten timber repaired before new mastic goes in
  • Inspect the joints round the windows every year or so
  • Leave the new mastic unpainted

Do not run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Decisions on consent for listed homes
  • Cracked or broken glass
  • Timber that has rotted

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

What we seal

  • Brick reveals
  • Tenement windows
  • Period & listed homes
  • Timber door frames
  • Stone surrounds
  • Sash and case windows

Do you need sand mastic in Goldsworth Park?

Timber frames move with the seasons. The movement cracks the mastic over time.

Most people get in touch after spotting one of these:

  • Old cement repairs round a window that have failed
  • Failed mastic on an exposed elevation
  • Mastic that needs renewing before redecorating
  • Gaps where the frame meets the masonry

For site and facilities teams at buildings such as Goldsworth Primary School, its window and door frames need their mastic kept sound, just like a home’s.

How to choose a mastic man

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. In a smaller place like Goldsworth Park, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.
