Sand mastic for Ewshot homes and businesses

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Sand mastic in Ewshot

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. We are often asked to deal with gaps between timber frames and stone or brick and draughts and rain around sash boxes, on timber door frames, sash and case windows and period & listed homes.

Mastic can only go onto a dry, clean joint, so window work in Ewshot is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Where a wall is exposed, as many are in small places like Ewshot, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

How the visit works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a single window, longer for several. For a village or hamlet like Ewshot, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Advice

Frames and glazing around Ewshot

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Farnham Castle (about 1.9 miles south-east) nearby, there’s older building stock in the area around Ewshot as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

In the older streets around St Mary's Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Schools such as St Nicholas' School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Farnham station, older sash windows in a rental need their mastic kept sound to keep the weather out.

How we quote for sand mastic

The price is agreed before any work begins. It takes into account:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • The type of sealant required
  • How many areas need sealing

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • Where the job is, and your postcode

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or send us an email.

Your questions about sand mastic in Ewshot

Is Ewshot in your area for sand mastic?

Yes. Our work covers London and the South East, and Ewshot is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing.

Can you help a landlord with a rental near Farnham station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

When will the new mastic be hard?

Not right away. The skin forms first, and the full set comes later and we will give you an idea for your job.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

How do I get a quote for sand mastic in Ewshot?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant will not put right:

  • Whether work needs listed building consent
  • Damaged stone surrounds
  • Broken panes

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Look over the window mastic once a year
  • Make sure water runs off the sill
  • Avoid heavy scraping on the mastic joint
  • Have rotten timber repaired before new mastic goes in

Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Tenement and terrace windows

Upper-floor windows need access planning. Let us know the floor and we will confirm access.

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.
