How we handle sand mastic in Ewhurst

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. If you have mastic worn away on windows facing the weather and crumbling sand mastic round a window, we can help, whatever the surface.

Around Ewhurst, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How it works

Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours for a single window, longer for several, depending on the size of the job. Somewhere as small as Ewhurst, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Check the mastic when you check the paintwork
  • Ask a joiner to look at soft timber first
  • Leave the new mastic unpainted
  • Avoid heavy scraping on the mastic joint

Don’t run silicone over the new mastic. If you see a crack, ask us to take a look rather than patching it.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens.

Common questions in Ewhurst

Will you come out to Ewhurst?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Ockley station. Can you help?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Where are you based?

We work from Crawley. We cover Ewhurst and the rest of Surrey.

How long does the job take?

Typically it takes anything from a few hours to a full day, depending on how many windows. Bigger jobs take longer, and we will say how long yours will take.

How long does sand mastic take to harden?

A skin forms quite soon, but full hardening takes longer. We’ll tell you what to expect for your job.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

What affects the quote in Ewhurst

You will get a clear quote before we start. It’s based on:

  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • Access and height
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

Helping us quote

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • A few pictures by email, if you can
  • Whether it’s a home or a business
  • The rough size of the job

If you are in Ewhurst and need sand mastic, phone 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Ewhurst homes and the weather

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For landlords with property near Ockley station, older sash windows in a rental need their mastic kept sound to keep the weather out. For an older house near a landmark such as Church of St Peter and St Paul, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Sashes that rattle, stick or will not open
  • Cracked or broken glass
  • Crumbling stone or brickwork round the window

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before booking.

Signs you need sand mastic in Ewhurst

Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.

People normally contact us after spotting one of these:

  • Cracked mastic round a front door frame
  • Draughty sash windows at the surround
  • Window mastic to renew ahead of painting
  • Mastic worn away on windows facing the weather

For site and facilities teams at buildings such as Ewhurst CofE Aided Infant School, its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include
