Remedial sealant in Ewhurst, done properly

The wrong product in the wrong joint won’t last, however tidy it looks. We take it out and use a sealant made for that joint. We work on shrunken worktop sealant, mouldy bath & shower sealant and failed movement joints, and common reasons people get in touch are sealant that came away because the surface wasn’t prepared and over-sealed joints coming away.

Somewhere as small as Ewhurst, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Big or small, it’s backed by our 12-month guarantee.

Ewhurst: your questions answered

Do you cover smaller places like Ewhurst?

Yes, Ewhurst is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Ockley station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

How do I get a quote for remedial sealant in Ewhurst?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you fix a reseal that hasn’t worked?

Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What the job involves on each surface

Movement & expansion joints

A sealant stuck to the back of the joint can’t stretch. Backing stops that, letting the sealant flex between the two faces.

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

Remedial sealant in Ewhurst: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Ockley station, botched sealant from a previous quick fix is easier to strip out between tenants. If you look after a building such as Ewhurst CofE Aided Infant School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours, depending on how many layers have to come out. In a small place like Ewhurst, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Get the cause of a repeat leak found before resealing
  • Keep bleach and abrasives off the bead
  • Run the fan after every shower
  • Don’t add new sealant on top of old

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

Landlord and commercial work in Ewhurst

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Honest limits

Sealant is not the answer to every problem, and we will tell you before we start. It will not solve:

  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint
  • Older mastics that may need an asbestos check before removal

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Surfaces we seal

  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

Do you need remedial sealant in Ewhurst?

Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.

The problems people normally mention when they call include:

  • Products that weren’t meant for the joint
  • Kitchen joints letting water behind the worktop
  • Smears and lumps from a botched reseal
  • Over-sealed joints coming away

Homes close to Church of St Peter and St Paul include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • What guarantee comes with the work
