Sand mastic for homes and businesses in Eastwood

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We are often asked to deal with wind and rain getting in round a sash window and mastic round period door frames that has failed, across brick reveals, stone surrounds and timber door frames.

Homes around Eastwood range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.

Each job carries a 12-month guarantee, whatever its size.

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

What affects the cost of sand mastic

The price is agreed before any work begins. It takes into account:

  • How many areas need sealing
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • The rough size of the job
  • If someone has resealed it before

If you are in Eastwood and need sand mastic, ring 0345 464 0079 or email us. Tell us what the problem is and where, and we will agree the price before any work begins.

Frames and glazing around Eastwood

Eastwood is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near St David's, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Southend Airport station, any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as Heycroft Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Plan mastic work ahead of painting
  • Leave the new mastic unpainted
  • Find out about consent before window work on a listed home
  • Ask a joiner to look at soft timber first

Look at the mastic when you look over the windows. Small cracks are easier to deal with early.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Planning or listed building consent (your local planning authority decides)
  • Sashes that rattle, stick or will not open
  • Timber that has rotted

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Eastwood questions

Do you work for landlords with property near Southend Airport station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Do you cover smaller places like Eastwood?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

How long does the job take?

As a guide, most jobs take a few hours per window, depending on the condition of the joints. Bigger jobs take longer, and we will tell you how long to expect.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours per window, depending on the condition of the joints. A visit to Eastwood is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive
