About our sand mastic in Dalmellington
Across Dalmellington, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. We are often asked to deal with gaps where the frame meets the masonry and old sand mastic that has cracked, crumbled or fallen out, on stone surrounds, period & listed homes and tenement windows.
Outdoor sealant needs a dry surface, so window work around Dalmellington is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
Whatever the size of the job, it’s backed by our 12-month guarantee.

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What happens on the day
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a single window, longer for several, depending on how much there is to do. Outdoor work around Dalmellington depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
How to prepare
- Keep pets and children clear of the area while we work
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit

What happens if it’s left?
Draughts round a sash window aren’t always the sashes. Gaps between the frame and the wall can be just as bad and new mastic seals them. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Frames and glazing around Dalmellington
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Schools such as Doon Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as Kirk of The Covenant, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Check with your local planning authority if your home is listed
- Look over the window mastic once a year
- Renew mastic before redecorating the windows
- Leave the new mastic unpainted
Leave the new mastic unpainted, which is the traditional advice. If you are redecorating, ask us first.
Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall so early renewal protects both.
