Sand mastic near Compton

Sand mastic in Compton, done properly

Across Compton, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. We work on tenement windows, sash and case windows and timber door frames, and common reasons people get in touch are a silicone bead on a sash window that spoils the look and draughts and rain around sash boxes.

Around Compton, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

Every job is covered by a one-year guarantee, wherever you are in Surrey.

  • Timber that has rotted
  • Damaged stone surrounds
  • Decisions on consent for listed homes

When to call us in Compton

Age is the main cause. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

Look out for any of the following:

  • Old sand mastic that has cracked, crumbled or fallen out
  • Cracked mastic round a front door frame
  • Window mastic to renew ahead of painting
  • Weathered mastic on the most exposed windows

If you look after a building such as South Farnham School, larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • Whether they’re fully insured
  • When the joint can take water or movement
  • What product goes in the joint
  • How the colour is chosen

10 questions to ask before booking

Sand mastic in Compton: local notes

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Farnham Castle (about 1.8 miles west) nearby, there’s older building stock in the area around Compton as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you let a flat or house near Farnham station, cracked sand mastic around sash windows lets in the draughts tenants complain about. For an older house near a landmark such as St Marys Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Common questions in Compton

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do sand mastic in Compton?

Yes. We work across London and the South East, and Compton is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.

How much does sand mastic cost in Compton?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient.

What we do, step by step

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. Most jobs take a few hours for a single window, longer for several. Somewhere as small as Compton, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Before we arrive

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in

Advice

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Different surfaces, different methods

Period and listed homes

Period homes look their best with traditional materials.

Timber door frames

Doors face weather and wear and the mastic can crack early. We rake it out and renew it.
