Signs you need sand mastic in Blue Town

Age is the main cause. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

Any of these means the joints need attention:

  • Draughts and rain around sash boxes
  • A silicone bead on a sash window that spoils the look
  • Tired mastic found when preparing windows for paint
  • Mastic dropping out of the joint

In the older streets around Parish Church of the Holy Trinity, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions to ask before you book

  • How the surfaces are prepared before sealing
  • Which colour the sealant will be
  • Whether they seal over old material or remove it

How to choose a mastic man

How we handle sand mastic in Blue Town

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. We work on period & listed homes, brick reveals and stone surrounds, and people most often call us about cracked mastic round a front door frame and gaps where the frame meets the masonry.

Homes around Blue Town range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Blue Town questions

Do you cover smaller places like Blue Town?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the coastal weather in Blue Town affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Which is right for my windows, sand mastic or modern sealant?

That depends on your windows. Period windows in stone or brick normally suit sand mastic, while modern frames normally get a flexible sealant.

Is it possible to take out silicone and use sand mastic instead?

Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Can sand mastic be painted?

It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How much does sand mastic cost in Blue Town?

It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or drop us an email with a short description of the job.

Different surfaces, different methods

Brick reveals

Loose mastic comes out and deep gaps are packed before the new mastic goes in.

Sash and case windows

On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.

Frames and glazing around Blue Town

Blue Town is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Sheerness-On-Sea station change hands often, and any sash windows need sound mastic to keep draughts and rain out. If you look after a building such as St Edward's Catholic Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Sort the mastic before the decorators arrive
  • Keep modern sealant off the mastic
  • Leave the new mastic unpainted
  • Ask the planning authority about consent for listed or conservation-area homes

Do not run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

What happens on the day

On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. The work usually takes a few hours per window, depending on the condition of the joints. Parking around Blue Town is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

Advice

What happens if it’s left?

New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Around Blue Town, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
