Need floor joint sealing in Blue Town?

Floor joint sealing for homes and businesses in Blue Town

The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk usually cracks where there’s movement, so we close it with a flexible sealant instead. We work on tiled floors, wet room & bathroom floors and thresholds, and people most often call us about tiled floors with no room to move and gaps at thresholds between rooms.

For a new home in or near Blue Town, it’s worth checking the sealant early. Common snags include open skirting joints, lifting shower seals and gaps around frames.

What we are called out for in Blue Town

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water, which is why so many skirting joints look broken.

The problems people normally mention when they call include:

  • Cracked grout where a tiled floor needs a movement joint
  • Perimeter joints in tiled floors filled with grout
  • Skirting that has pulled away from the floor
  • Gaps between floors and kitchen plinths

Schools such as St Edward's Catholic Primary School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Choosing a sealant specialist

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Floor joint sealing around Blue Town

Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

Rented homes near Sheerness-On-Sea station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Parish Church of the Holy Trinity, joints in its floors, skirtings and thresholds need resealing as they wear.

Questions from Blue Town

Can you do floor joint sealing in Blue Town?

Yes, Blue Town is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing.

Do you work for landlords with property near Sheerness-On-Sea station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Can you use decorators’ caulk instead?

Caulk works on still, dry joints, but it splits where the joint moves or gets wet. For most floor joints, we use a flexible sealant.

Can you reseal concrete floor joints in an industrial unit?

Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.

Where do you work from?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Can you seal where the floor meets the bath panel?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone in a colour to suit.

Can sealant along the skirting be painted?

If you tell us beforehand, yes. Joints that will be painted get a paintable product, and silicone elsewhere.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Thresholds

Thresholds take daily traffic, so the sealant has to be tough as well as flexible and neatly finished.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint where it suits the floor.

What affects the cost of floor joint sealing

Call for a quick quote. The main things that affect it are:

  • How many areas need sealing
  • The type of sealant required
  • Any working-time requirements on site
  • The number and length of the joints

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

When you call or email, it’s useful to know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • The type of property
  • The rough size of the job

If you’re in Blue Town and need floor joint sealing, phone 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and you’ll get a clear quote before we start.

The process

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a morning or an afternoon for most homes for a typical job. Parking around Blue Town is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height

When it is not the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Bouncy or failing floorboards
  • Leaks from a failed tanking system
  • A tiled floor that needs relaying

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

Surfaces we seal

  • Wet room & bathroom floors
  • Skirting boards
  • Tiled floors
  • Concrete floor joints
  • Thresholds
  • Commercial floors

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Ask before painting over a sealed joint
  • Keep heavy wheels off new concrete joints until cured
  • Keep floor cleaning water to a minimum at the edges
  • Look at floor joints each spring

Keep off the joint for the time we give you. Feet are normally fine before mopping or wheeled traffic so we’ll give you each time.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
