Your questions about window mastic in Blue Town

Does living near the coast affect window mastic in Blue Town?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Is Blue Town within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you reach windows above the ground floor?

Usually, yes. We plan safe access before the job.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

What should I tell you?

A short description and the location, plus pictures if you have them. If we need more, we will ask.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can new window sealant be painted?

Not generally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

How we handle window mastic in Blue Town

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on uPVC windows, window sills and timber windows & doors, and people most often call us about cracked internal joints between frame and plaster and leaking joints at the ends of sills.

In smaller places like Blue Town, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

Every job comes with our 12-month guarantee, wherever you are in Kent.

What affects the cost of window mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • How many areas need sealing
  • The type of sealant required
  • The number and length of the joints

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • Where the job is, and your postcode
  • Any previous sealing or DIY work

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.

How the job changes by surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

Composite doors

Front doors take the weather head on. We pay most attention there.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Condensation trapped between the panes
  • Damp coming through the wall itself rather than the frame joint
  • Worn gaskets, brush seals or a door that has dropped

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Window sills
  • Aluminium frames
  • uPVC windows
  • Composite doors
  • Patio & French doors
  • Timber windows & doors

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Why deal with it now?

Working on frames from a ladder with a sealant gun is not easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In a smaller place like Blue Town, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • Homes, businesses and hotels
  • Quality sealants from Arbo and Everbuild
  • You choose the colour before work begins
  • Any old sealant cut out fully, not covered over

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

How the visit works

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a morning for a couple of windows and a door in most cases. A visit to Blue Town is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks

Getting a quote

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we will take it from there.

Advice

Frames and glazing around Blue Town

Blue Town is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as Parish Church of the Holy Trinity, the joint between an old wall and a newer frame is normally the first place rain gets in. For landlords with property near Sheerness-On-Sea station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Managing a site like St Edward's Catholic Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.
