Sand mastic in Askomill
If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. Typical jobs include draughts and rain around sash boxes and a silicone bead on a sash window that spoils the look, across tenement windows, timber door frames and sash and case windows.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.
A one-year guarantee comes as standard.

Your questions about sand mastic in Askomill
Can you do sand mastic in Askomill?
Yes, Askomill is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Is sand mastic in a coastal place like Askomill any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Do I need permission for sand mastic on a listed building?
Speak to your local planning authority before work starts. Sand mastic is often favoured as like for like but the decision is theirs.
How long does sand mastic take?
As a guide, most jobs take a few hours for a single window, longer for several. Bigger jobs take longer, and we will say how long yours will take.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Why deal with it now?
Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we can’t put right
Sealant isn’t the answer to every problem, and we’ll tell you before we start. It will not solve:
- Masonry that needs repairing
- Timber that has rotted
- Whether work needs listed building consent
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Aftercare tips
Aftercare is simple:
- Clear gutters so water doesn’t pour onto the windows
- Go gently near the mastic when preparing windows
- Avoid patching sand mastic with silicone
- Ask a joiner to look at soft timber first
Don’t run silicone over the new mastic. If you see a crack, ask us to take a look rather than patching it.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.
What the job involves on each surface
Tenement and terrace windows
Upper-floor windows need access planning. Let us know the floor and we’ll confirm access.
Timber door frames
Sand mastic is used round timber door frames too. We renew it the same way as on windows.
Askomill homes and the weather
Askomill is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
In and around Askomill, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Historic houses such as Tirfergus House, about 4.1 miles south-west, show how far back building around Askomill goes, and older homes nearby need a sealant that suits their walls.

The process
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours per window, depending on the condition of the joints. For a place like Askomill, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each surround and agreeing the joints to renew.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- Keep pets and children clear of the area while we work
- Clear items away from the joints we are working on
- Mention any sign-in or site rules at work premises
