Remedial sealant for Westwoodhill homes and businesses

Different surfaces, different methods

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.

Remedial sealant in Westwoodhill, done properly

If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have photos when you send an email to info@mrmastic.co.uk, along with when it was last resealed. If you are dealing with a second bead peeling off the first and black mould underneath the bead, we can help, on botched or over-sealed joints, expansion joints and shrunken worktop sealant alike.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Ask why a joint failed before redoing it
  • Run the fan after every shower
  • Keep bleach and abrasives off the bead
  • Never fill a movement joint with mortar or grout

If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Bathrooms and kitchens in Westwoodhill

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Hairmyres station? Then botched sealant from a previous quick fix is easier to strip out between tenants. Schools such as Duncanrig Secondary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Westwoodhill questions

Do you cover Westwoodhill for remedial sealant?

Yes, Westwoodhill is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Will you come out to Westwoodhill?

Yes. Westwoodhill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you reseal a split movement joint?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Someone sealed over the old bead. Can you fix it?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. You’ll have a timescale before any work begins.

What we do, step by step

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a few hours, depending on how many layers have to come out in most cases. Outside jobs in Westwoodhill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Advice

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall
  • A tray or worktop that needs refixing first

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Expansion joints
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too in Westwoodhill and across South Lanarkshire. Several sites can be quoted together, and we are fully insured.

What affects the cost of remedial sealant

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • How many areas need sealing
  • Whether the work is at height
  • Any working-time requirements on site
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

What we need to know

There’s no need for technical detail. Just tell us:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • The type of property

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.
