Remedial sealant for homes and businesses in Gardenhall
Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on shrunken worktop sealant, mouldy bath & shower sealant and leaking tray & enclosure joints, and common reasons people get in touch are beads that never stuck properly and dark patches showing through the sealant.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
Your job is guaranteed for a year, as with all our work.

Leave it or put it right?
Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. In a place like Gardenhall, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Bathrooms and kitchens in Gardenhall
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Hairmyres station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What happens on the day
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. Around Gardenhall, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive

How we quote for remedial sealant
Your quote is based on your job. We take into account:
- The old material and how stubborn it is
- The product the joint needs
- The amount of work
- How many areas need sealing
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- Photos by email, if that is easy
- Roughly how big the job is
- If someone has resealed it before
- Any access issues, like height or stairs
We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Different surfaces, different methods
Worktops & kitchens
Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal colour-matched to the worktop.
Windows & doors
A frame that keeps leaking may not be the mastic. If the frame joint isn’t the cause, we will say so.
Common problems we fix in Gardenhall
Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.
It’s worth asking for a quote if you see:
- A second bead peeling off the first
- Leaks that keep coming back after resealing
- Mould trapped under a layer of silicone
- Movement joints that have split or pulled away
Schools such as Duncanrig Secondary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
