Remedial sealant for Waterside homes and businesses

About our remedial sealant in Waterside

In Waterside, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. If you are dealing with wide, uneven beads that look worse than the old ones and worktop sealant that has shrunk and split, we can put it right, whatever the surface.

Bathrooms in smaller places like Waterside work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Big or small, it’s backed by our one-year guarantee.

Quotes for remedial sealant in Waterside

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • The amount of work
  • The number of rooms or windows
  • Working hours on commercial sites

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

To make quoting easier, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

Waterside: your questions answered

Is Waterside in your area for remedial sealant?

Yes, Waterside is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee on remedial sealant in Waterside?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

How long does remedial resealing take?

A little longer than a standard reseal. Most jobs take a few hours.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Can you remove sealant that’s been put over old sealant?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.

What if resealing will not fix my leak?

You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, and we won’t reseal for the sake of it.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is there any odour?

There can be a smell while the sealant cures. Opening a window helps.

Remedial sealant in Waterside: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Waterside, as everywhere, remedial sealant is only as good as the preparation behind it. Homes close to Waterside and Lethanhill Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Surface by surface

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. Taking it back shows what’s underneath, and then we reseal it neatly.

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out so the new sealant starts clean.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Plumbing leaks behind walls or under trays
  • Cracks in the fitting rather than the joint
  • Failed tanking or loose tiles behind the sealant

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Expansion joints
  • Shrunken worktop sealant

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Don’t wait for a small gap to become a leak
  • Find out why the sealant failed first
  • Keep an eye on the ceiling below the bathroom
  • Keep the room well ventilated

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job generally takes a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions

Advice

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
