About our remedial sealant in Two Mile Ash

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. If you’re dealing with torn expansion joints and wide, uneven beads that look worse than the old ones, we can help.

Smaller places like Two Mile Ash still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.

Each job carries a 12-month guarantee, large or small.

Quotes for remedial sealant in Two Mile Ash

Your quote is based on your job. We take into account:

  • Mould in or behind the old joints
  • The size of the job
  • Access and height
  • Any working-time requirements on site

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The problem you’ve noticed
  • Where the property is
  • Photos by email, if that’s easy
  • Access, such as stairs, a lift or height

We do not publish a price list. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or email us.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.

What happens if it’s left?

Ripping out a bathroom isn’t usually needed. If the bath, tray and tiles are sound, remedial resealing generally puts it right. If they’re not, we’ll tell you. Homes in smaller places like Two Mile Ash can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Doing several joints on one visit generally makes better use of the time than several visits. We will give you a clear quote for the lot.

Two Mile Ash homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. Two Mile Ash is part of Milton Keynes, one of the post-war new towns. With many homes dating from the post-war decades, plenty of bathrooms have been resealed or refitted more than once. New sealant won’t stick to old, so the old layers have to come out first.

If you look after a building such as Two Mile Ash School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of the Holy Cross, older homes can move a little, which is hard on rigid grout and tired sealant.

Two Mile Ash: your questions answered

Do you work for landlords with property near Milton Keynes Central station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Is it worth replacing old sealant in an older home in Two Mile Ash?

In most cases, yes, if it hasn’t been done for a while. Sealant is a maintenance item: how long it lasts depends on use, cleaning and exposure.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or email us and let us know what needs doing and where.

Is remedial work guaranteed?

Yes. You get our 12-month guarantee, and we’re ARBOMaster approved.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you fix expansion and movement joints?

Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.

What happens on the day

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Two Mile Ash, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • Keep children and pets away from the work area
  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in

Advice

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the fitting rather than the joint
  • Sealant in an older building that needs testing for asbestos first
  • Failed tanking or loose tiles behind the sealant

If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

What we seal

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Check ceilings under showers for marks
  • Act on a lifting corner straight away
  • Do not add new sealant on top of old
  • Have loose fittings fixed before resealing

Where we have pointed out another fault, have it put right, because the new sealant can’t hold back a problem underneath.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

What we are called out for in Two Mile Ash

A lot of failed joints have been sealed over rather than replaced. Silicone doesn’t bond to silicone, so the top layer lifts and water and mould collect between the two.

Common reasons people contact us include:

  • Wide, uneven beads that look worse than the old ones
  • Worktop sealant that has shrunk and split
  • Decorators’ caulk around a bath or shower
  • Floor or wall movement joints that have failed

If you let a flat or house near Milton Keynes Central station, a joint that keeps failing is best fixed properly while the property is empty.
