Remedial sealant in Toryglen

A joint that keeps letting you down needs more than another bead. It helps to have pictures when you send an email to info@mrmastic.co.uk. We’re often asked to deal with sealant applied over old sealant that has lifted and a shower that leaks however often it’s resealed, across failed movement joints, mouldy bath & shower sealant and expansion joints.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Toryglen as anywhere in the city.

There’s a 12-month guarantee on every job, large or small.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, depending on how many layers have to come out for a typical job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Toryglen, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Common questions in Toryglen

Could a leaking bath seal in my Toryglen flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.

Can you help a landlord with a rental near Kings Park station?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

My shower still leaks after a reseal. Can you sort it?

Yes. We will take all the sealant out, look for why it failed and reseal it properly.

Can you remove old sealant without damaging the bath?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. Any existing damage is pointed out before work begins.

Do you work in Toryglen?

Yes. We work in Toryglen and the rest of Glasgow, as part of our work across South East England, London and Scotland. To book, drop us a line at info@mrmastic.co.uk.

Remedial sealant in Toryglen: local notes

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Managing a site like Holyrood Secondary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Kings Park station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Aftercare tips

To keep the joints looking good and working properly:

  • Report a tray that rocks or a worktop that lifts
  • Ask why a joint failed before redoing it
  • Act on a lifting corner straight away
  • Don’t point over movement joints

Keep the room ventilated: use the extractor or open a window after showering.

Do not keep resealing the same joint. Get the cause found first, or the next bead will go the same way.

What affects the cost of remedial sealant

Jobs vary more than people expect. The main factors:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Working hours on commercial sites
  • Mould in or behind the old joints

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Helping us quote

To help us quote quickly, please include:

  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

Surface by surface

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint.

Worktops & kitchens

Kitchen joints hold grease and residue, so we spend extra time cleaning.

Landlords, agents and businesses in Toryglen

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

For anyone letting property in or around Toryglen, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • A cracked shower tray or bath (that needs repair or replacing)
  • A bath, tray or worktop that moves until it’s properly fixed
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
