About our remedial sealant in The Willows

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you have floor or wall movement joints that have failed and worktop sealant that has shrunk and split, we can help.

Around The Willows, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

How the visit works

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a few hours, depending on how many layers have to come out in most cases. In a small place like The Willows, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit

Leave it or put it right?

Stripping out botched sealant adds time to a reseal, but not by much: it takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Around The Willows, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How the job changes by surface

Worktops & kitchens

Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

Questions from The Willows

Is The Willows within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover The Willows for remedial sealant?

Yes. We work across London and the South East, and The Willows is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or send us an email with a short description of the job.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What do you need from me for a quote?

Tell us what needs doing and where, with photos by email if possible. If we need more, we will ask.

Can failed expansion joints be resealed?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Check ceilings under showers for marks
  • Deal with small splits early
  • Never seal over old silicone
  • Air the bathroom so the sealant can dry

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

Don’t keep resealing the same joint. Have someone find out why, or the next bead will go the same way.

How we quote for remedial sealant

The price is agreed before any work begins. It takes into account:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • Whether it’s a home or a business
  • If someone has resealed it before

For a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Remedial sealant around The Willows

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Furneux Pelham Church of England School, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Stansted Mountfitchet station, a joint that keeps failing is best fixed properly while the property is empty.
