Letchworth homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. Letchworth is one of England’s garden cities, planned in the early twentieth century. Its homes range from the original garden city houses to later estates, and bathrooms and kitchens of every age need resealing and regrouting in time.

Managing a site like Hillshott Infant School and Nursery? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Letchworth Garden City station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

How we handle remedial sealant in Letchworth

In Letchworth, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. If you have thick, messy sealant smeared over tiles and black mould underneath the bead, we can put it right, on botched or over-sealed joints, leaking tray & enclosure joints and failed movement joints alike.

In a town like Letchworth, older streets sit alongside newer estates, and bathrooms range from decades-old suites to brand-new ones. Either way, the sealant and grout are usually the first things to fail.

You get a 12-month guarantee, the same in Letchworth as everywhere else we work.

What the job involves on each surface

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning before resealing.

Common questions in Letchworth

Do you work for landlords with property near Letchworth Garden City station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do older homes in Letchworth need their sealant replacing?

If it hasn’t been replaced for some years, it’s usually worth it. Sealant doesn’t last for ever, and its life depends on use, cleaning and weather.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Is remedial work guaranteed?

Yes. Our 12-month guarantee covers the work, and we’re ARBOMaster approved.

Can you match the sealant colour?

Most of the time, yes. We will explain which colours are available and agree one before we start.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Why deal with it now?

Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours, depending on how many layers have to come out. It’s far less disruption than resealing the same joint again and again. Draughts from a gap round a frame, damp under a sill or water behind a bath panel all start small, and early is when they’re cheapest and quickest to sort.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It usually takes a few hours for most joints, depending on how much old sealant has to come out. In Letchworth, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints

When something else is needed

A few problems are outside what sealant work can do:

  • Failed tanking or loose tiles behind the sealant
  • Older mastics that may need an asbestos check before removal
  • A tray or bath that is cracked

If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

What we seal

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Deal with small splits early
  • Air the bathroom so the sealant can dry
  • Keep bleach and abrasives off the bead
  • Do not add new sealant on top of old

Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, ring 0345 464 0079 or email us.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

Common problems we fix in Letchworth

All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks. Then the only fix is removal and a new bead.

Signs it’s time to call us include:

  • Decorators’ caulk around a bath or shower
  • Sealant peeling off a dusty or damp surface
  • Black mould underneath the bead
  • Gaps opening along the back of the worktop

In the older streets around Church of St Paul, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
