What remedial sealant looks like in Willian

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. Willian is part of Letchworth Garden City, one of England’s garden cities. Homes range from early twentieth-century houses to later estates, so bathrooms and kitchens of every age need their sealant and grout renewing.

If you let a flat or house near Letchworth Garden City station, botched sealant from a previous quick fix is easier to strip out between tenants. For an older house near a landmark such as Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.

Willian is about 1 mile south of Letchworth, in Hertfordshire. Willian gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Willian is one of 381 places in Hertfordshire where we work for remedial sealant. There’s also a page for London, about 32 miles away.

Here we cover the SG6 postcode area for remedial sealant. That includes homes and businesses on Willian Road, Brandles Road and Wymondley Road and the roads around them. Close by, we work in Letchworth (1 mile north), Letchworth Garden City (1 mile north), Great Wymondley (1 mile south-west), Walsworth (2 miles west) and Poets Estate (2 miles south-west). Further out, we also cover Stevenage (4 miles south-east), St Albans (15 miles south), Welwyn Garden City (11 miles south), Harpenden (11 miles south-west), Hatfield (14 miles south) and Hertford (13 miles south-east).

Remedial sealant for homes and businesses in Willian

A joint that keeps letting you down needs more than another bead. It helps to have pictures when you ring 0345 464 0079 or drop us an email. Common call-outs are for movement joints that have split or pulled away and a shower that leaks however often it’s resealed, across leaking tray & enclosure joints, expansion joints and botched or over-sealed joints.

Around Willian, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

What happens if it’s left?

Stripping out botched sealant adds time to a reseal, but rarely a lot: it takes a few hours for a typical bath or shower, longer where several layers have been applied. Compared with chasing the same leak every few months, it’s time well spent. Older cottages and farmhouses around Willian can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

When something else is needed

New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant will not put right:

  • Older mastics that may need an asbestos check before removal
  • A bath, tray or worktop that moves until it’s properly fixed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before you book.

What we seal

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Failed movement joints

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job generally takes a few hours for most joints, depending on how much old sealant has to come out, and we tell you how long to leave it before we go. In a small place like Willian, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in

Your questions about remedial sealant in Willian

I let a flat near Letchworth Garden City station. Can you help?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.

Is Willian within the area you cover?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Willian, along with the rest of our area.

Can you remove sealant that’s been put over old sealant?

Yes. Both layers come out; over-sealing fails because silicone won’t bond to silicone.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. First we check whether the leak is the sealant at all, then strip and reseal the joints.

How long does the work take?

Longer than a simple reseal, because every layer has to come out. For most joints, it’s a few hours, and we confirm the time with your quote.

Quotes for remedial sealant in Willian

The quote reflects the job in front of us. We look at:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Mould in or behind the old joints
  • The product the joint needs

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or email us and we’ll talk you through it.

What to tell us for a quote

To make quoting easier, let us know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Where the property is

For remedial sealant in Willian, ring 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we will agree the price before any work begins.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

When to call us in Willian

A lot of failed joints have been sealed over rather than replaced. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.

Look out for any of the following:

  • Caulk or the wrong sealant used in a wet area
  • A shower that leaks however often it’s resealed
  • Dark patches showing through the sealant
  • Torn expansion joints

For site and facilities teams at buildings such as Lordship Farm Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • Is VAT in the price?
  • How the surfaces are prepared before sealing
  • The length of the guarantee
  • Who turns up on the day

Our hiring checklist

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
