Bathroom resealing for The Willows homes and businesses

How we handle bathroom resealing in The Willows

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We’re often asked to deal with water escaping at the shower enclosure and lumpy, uneven sealant from a DIY attempt, across shower trays & enclosures, wet rooms and kitchen worktops & upstands.

Being in a small place like The Willows makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

There’s a 12-month guarantee on every job, large or small.

How the visit works

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for a single bath or shower in most cases. Somewhere as small as The Willows, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in

The Willows homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For landlords with property near Stansted Mountfitchet station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Furneux Pelham Church of England School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

The Willows is about 5 miles north-west of Bishop's Stortford, in Hertfordshire. Jobs in The Willows get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. The Willows is one of 381 towns and villages in Hertfordshire we cover for bathroom resealing. For nearby work, see our Chelmsford page (21 miles or so).

Work in SG9 is quoted and booked the same way as anywhere else. If you need bathroom resealing at a property on Ginns Road and The Wash or anywhere close by, our applicators can take on the job. Why it’s worth doing now in The Willows

Sorting it now is quick: it takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around The Willows, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

The Willows questions

Do you cover The Willows for bathroom resealing?

Yes. We work across London and the South East, and The Willows is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing.

Will you come out to The Willows?

Yes, The Willows is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.

Are you fully insured?

Yes. We are fully insured.

Does the resealing come with a guarantee?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

What colours of sealant can you use?

There’s a choice: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

Landlords, agents and businesses in The Willows

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How we quote for bathroom resealing

Jobs vary more than people expect. The main factors:

  • Any mould that needs treating
  • Any working-time requirements on site
  • How easy the joints are to reach
  • How many areas need sealing

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Roughly how big the job is
  • How we’d reach the joints
  • Where the job is, and your postcode
  • Pictures of the joints, sent by email

When to call us in The Willows

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

The most common problems we see are:

  • A joint torn by a bath that flexes
  • A messy, uneven bead from a previous reseal
  • Water getting behind the bath panel
  • Black spots spreading through the bead

If you live in an older home near Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before you book

  • The length of the guarantee
