Remedial sealant in Uppend

A joint that keeps failing normally has a reason. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. We look for the cause before we reseal. If you have movement joints that have split or pulled away and leaks that keep coming back after resealing, we can put it right, on shrunken worktop sealant, expansion joints and mouldy bath & shower sealant alike.

Being in a small place like Uppend makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

How it works

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on how many layers have to come out in most cases. In a small place like Uppend, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Move anything stored near the joints
  • On commercial sites, let us know about site rules
  • Mention any tricky access

When to call us in Uppend

Joints that move need sealant that can stretch. A bath that flexes, a tray that rocks or a building joint that opens and closes will split a rigid or thin bead.

Most people get in touch when they notice one of these:

  • Gaps opening along the back of the worktop
  • A second bead peeling off the first
  • Leaks that keep coming back after resealing
  • Floor or wall movement joints that have failed

Homes close to Church of St Mary the Virgin include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before booking

  • Who turns up on the day
  • What happens if the job turns out different
  • Is the old sealant removed completely?
  • How the surfaces are prepared before sealing

Our hiring checklist

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Keep bleach and abrasives off the bead
  • Ask why a joint failed before redoing it
  • Keep an eye on the ceiling below the bathroom
  • Have loose fittings fixed before resealing

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start.

Don’t keep resealing the same joint. Get the cause found first, or the next bead will go the same way.

How the job changes by surface

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before any new sealant goes on.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath.

Uppend: your questions answered

Will you come out to Uppend?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Stansted Mountfitchet station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Is remedial work guaranteed?

Yes, with our one-year guarantee. Where we have flagged another fault, it needs fixing for the joint to last.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

My shower still leaks after a reseal. Can you sort it?

Yes, normally. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Can old silicone be taken off without scratching the tiles?

Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you when we finish.

Why deal with it now?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing generally puts it right. If they’re not, we will tell you. Around Uppend, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Why book with us

  • Old sealant always removed completely
  • A 12-month guarantee on all work
  • You choose the colour before work begins
  • Tidy, careful work

Take a look at what affects the cost or customer reviews.

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Tiles that have come away from the wall
  • A tray or worktop that needs refixing first

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

What we seal

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Expansion joints

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
