Remedial sealant for homes and businesses in Stenton

A joint that keeps failing normally has a reason. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. We look for the cause before we reseal. We are often asked to deal with floor or wall movement joints that have failed and smears and lumps from a botched reseal, on failed movement joints, shrunken worktop sealant and botched or over-sealed joints.

A bathroom in a place like Stenton gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Big or small, it’s backed by our one-year guarantee.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours, depending on how many layers have to come out. Outside jobs in Stenton need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Clear items away from the joints we’re working on
  • Let us know about parking restrictions
  • On commercial sites, let us know about site rules

How to look after the new joints

To keep the joints looking good and working properly:

  • Air the bathroom so the sealant can dry
  • Deal with small splits early
  • Have loose fittings fixed before resealing
  • Don’t point over movement joints

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

Stenton homes and their sealant

Stenton is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you live in an older home near Stenton Church, walls and floors in older homes can move, and sealant and grout show it first.

Do you need remedial sealant in Stenton?

Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.

Look out for these signs:

  • Dark patches showing through the sealant
  • Decorators’ caulk around a bath or shower
  • Sealant applied over old sealant that has lifted
  • Leaks that keep coming back after resealing

For landlords with property near East Linton station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
