Do you need fire rated sealant in Stenton?
A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.
Signs it’s time to call us include:
- Open joints along the top of partitions
- Old fire sealant that has split or come away
- Sealant items on a fire risk assessment action list
- Seals cut through by electricians, plumbers or data installers
For buildings such as Stenton Church, gaps around pipes and cables are worth checking after any building work there.
Questions to ask before booking
- How the joint is cleaned and prepared
- How long the guarantee is
- Whether the sealant suits the joint
- What insurance they hold
Workplaces and buildings in Stenton
If you run a hotel, guest house or holiday let in a coastal place like Stenton, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
Rented homes near East Linton station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Common questions in Stenton
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Is Stenton within the area you cover?
Yes. Stenton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you seal over the old sealant?
No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Do you take on fire stopping in schools and offices?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use and we plan access around the people using them. Out-of-hours work can be arranged if that suits the building.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

We also work for property managers and facilities teams in Stenton and across East Lothian. Several sites can go on one quote, and we are fully insured.

What we can’t put right
We will not take on work that will not last, so here’s what sealant can’t put right:
- Assessing a building’s fire safety
- Construction that does not provide fire resistance on its own
- Problems with the door itself rather than the gap around the frame
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

The process
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Stenton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Before we arrive
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks

What else we do in Stenton
How we quote for fire rated sealant
Call for a quick quote. The main things that affect it are:
- Any mould that needs treating
- Which sealant suits the joint
- When we can work, for business premises
- How many areas need sealing
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Whether it’s a home or a business
- Photos by email, if that is easy
- Where the job is, and your postcode
- How we’d reach the joints
Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Photograph sealed gaps before they’re covered up
- Look in service cupboards and ceiling voids from time to time
- Check whether a sealant can be painted before decorating over it
- Plan fire stopping into any work that goes through walls or floors
Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is usually a straightforward job.
How the job changes by surface
Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment.
Service penetrations
Different services need different details: metal pipes, cables and plastic pipes aren’t treated the same. Each one is sealed to the product’s tested detail and we flag any that need another system.
