Trusted remedial sealant in Springboig

Springboig homes and their sealant

Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as St Serf's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Shettleston station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. Managing a site like St Andrew's Secondary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Springboig is about 3 miles north of Cambuslang, in Glasgow. We provide remedial sealant to homes and businesses in Springboig and the surrounding area, as part of our work across Glasgow. Our Glasgow coverage runs to 183 places, and Springboig is one of them.

Remedial sealant for homes and businesses in Springboig

Remedial jobs in Springboig generally fall into a few patterns: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. If you have products that weren’t meant for the joint and thick, messy sealant smeared over tiles, we can put it right, whatever the surface.

Springboig is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Common questions in Springboig

Is Springboig in your area for remedial sealant?

Yes, Springboig is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can a failed shower seal in a tenement flat in Springboig leak into the flat below?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses and we’re fully insured.

Can you match the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

Can you strip sealant from an acrylic tray safely?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. We point out any damage that is already there.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out. Inside a flat in Springboig, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules

Advice

Landlord and commercial work in Springboig

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

  • Roughly how big the job is
  • The type of property

We quote each job on its own, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details.

Why act early in Springboig

Stripping out botched sealant adds time to a reseal, but rarely a lot: the work takes a few hours for most joints, depending on how much old sealant has to come out. It’s far less disruption than resealing the same joint again and again. Scottish rain finds any gap around a frame or wall joint, and in Springboig, damp can spread through stone and plaster before anyone sees it.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Mouldy bath & shower sealant

Repeat mould normally points to a damp, poorly aired room. Along with resealing, we will mention if the room needs better ventilation.

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces.

Honest limits

In fairness, some problems need a different trade:

  • Older mastics that may need an asbestos check before removal
  • Plumbing leaks behind walls or under trays
  • A cracked shower tray or bath (that needs repair or replacing)

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
