Remedial sealant in Sleaford, done properly

Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we’ll tell you rather than reseal something that will not fix it. We work on botched or over-sealed joints, expansion joints and mouldy bath & shower sealant, and people most often call us about products that weren’t meant for the joint and wide, uneven beads that look worse than the old ones.

For a small place like Sleaford, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

All of our work is guaranteed for twelve months.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Check ceilings under showers for marks
  • Report a tray that rocks or a worktop that lifts
  • Ask why a joint failed before redoing it
  • Do not add new sealant on top of old

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What remedial sealant looks like in Sleaford

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you let a flat or house near Bentley (Hampshire) station, botched sealant from a previous quick fix is easier to strip out between tenants. Schools such as Mill Chase Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of All Saints, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions from Sleaford

Is Sleaford within the area you cover?

Yes, Sleaford is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is Sleaford in your area for remedial sealant?

Yes. We work across London and the South East, and Sleaford is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.

Someone sealed over the old bead. Can you fix it?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or drop us an email.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

How long before the joint can be used?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

When something else is needed

We won’t take on work that won’t last, so these are the limits:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.

  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

  • Expansion joints

What affects the cost of remedial sealant

We quote each job individually. This is what makes a difference:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • Working hours on commercial sites
  • The old material and how stubborn it is

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Helping us quote

When you contact us, it’s useful to know:

  • Photos by email, if that is easy
  • The address or postcode of the job
  • The problem you’ve noticed
  • Roughly how big the job is

Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand, and we will come back to you with a quote.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a typical bath or shower, longer where several layers have been applied. In a small place like Sleaford, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Mention any sign-in or site rules at work premises

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We say so rather than reseal.

A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we’ll say so.
