Remedial sealant for Saline homes and businesses

About our remedial sealant in Saline

Movement and expansion joints fail when the sealant cannot stretch. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. Typical jobs include smears and lumps from a botched reseal and gaps opening along the back of the worktop, on shrunken worktop sealant, expansion joints and leaking tray & enclosure joints.

A bathroom in a place like Saline gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Your job is guaranteed for a year, as with all our work.

Surface by surface

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. We rake that out where it can be removed and seal with a flexible product.

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom.

FAQs for Saline

Will you come out to Saline?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Saline for remedial sealant?

Yes, Saline is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

Can I choose the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.

Can old silicone be taken off without scratching the tiles?

Yes. Careful removal is most of a remedial job, especially on acrylic, enamel and uPVC.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Landlords, agents and businesses in Saline

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

How it works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on how many layers have to come out. Around Saline, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky

Advice

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Ask why a joint failed before redoing it
  • Report a tray that rocks or a worktop that lifts
  • Air the bathroom so the sealant can dry
  • Use a soft cloth, not a scourer, on silicone

Do not let anyone seal over it later. New silicone doesn’t bond to old.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

Saline homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Around Saline, as everywhere, remedial sealant is only as good as the preparation behind it.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Failed tanking or loose tiles behind the sealant
  • Plumbing leaks behind walls or under trays
  • A tray or worktop that needs refixing first

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant

What happens if it’s left?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
