Fire rated sealant in Saline, done properly
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on service penetrations, flats & HMOs and linear gaps, and the jobs we see most are seals cut through by electricians, plumbers or data installers and old fire sealant that has split or come away.
For holiday lets, guest houses and community buildings in or near Saline, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
Each job carries a 12-month guarantee, whatever its size.

What happens on the day
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on how many gaps there are. Outdoor work around Saline depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- We record what was done and flag anything that needs a different system.

Leave it or put it right?
Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own and needn’t wait for anything else. In a place like Saline, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Your questions about fire rated sealant in Saline
Will you come out to Saline?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is Saline in your area for fire rated sealant?
Yes. We work across all of Scotland, and Saline is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
Do you take on fire stopping in schools and offices?
Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. We agree access and the order of work with you first.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
Where are you based?
We are based in Crawley, and we work across South East England, London and Scotland.
What fire rating will the seal have?
We don’t certify fire stopping or quote ratings. Our part is installing the specified product to its tested details and giving you a record of where it went.
Is standard sealant good enough for a fire gap?
No. Standard sealants are not made or tested to stop fire. We cut it out and reseal with a fire-rated product.
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Do not paint over fire sealant until it has cured
- Look in service cupboards and ceiling voids from time to time
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Store the list of sealed gaps with your building paperwork
Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint and we will tell you which one you have.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Problems with the door itself rather than the gap around the frame
- Deciding what fire stopping a building needs
- Large holes that need a different fire-stopping system
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

When to call us in Saline
Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.
People normally contact us after spotting one of these:
- Gaps filled with a product that is not fire-rated
- Open gaps behind door architraves
- Cracked or shrunken fire-rated sealant
- Sealant items on a fire risk assessment action list
If you look after a church, hall or community building such as Parish Church, service openings in its walls need the right fire-rated sealant, as in any building.

What the job involves on each surface
Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment.
Service penetrations
Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth.
Commercial buildings in Saline
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
