Remedial sealant in Racton

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. We are often asked to deal with decorators’ caulk around a bath or shower and wide, uneven beads that look worse than the old ones, across leaking tray & enclosure joints, expansion joints and shrunken worktop sealant.

Homes around Racton are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

What remedial sealant looks like in Racton

Racton is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Racton Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Bourne Community College, we reseal washrooms and kitchens in schools and businesses as well as homes.

Racton is about 3 miles north-east of Emsworth, in West Sussex. Racton gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our West Sussex coverage runs to 371 places, and Racton is one of them. There’s also a page for Portsmouth, roughly 9 miles from Racton.

All of PO18 and PO10 is within our area for remedial sealant, from the main roads to the quietest streets. DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What affects the cost of remedial sealant

The quote reflects the job in front of us. We take into account:

  • The old material and how stubborn it is
  • Which sealant suits the joint
  • The size of the job
  • When we can work, for business premises

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

What we can’t put right

It helps to know what we cannot do too:

  • Sealant in an older building that needs testing for asbestos first
  • Water damage behind tiles that needs a tiler
  • A tray or bath that’s cracked

If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

What we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Air the bathroom so the sealant can dry
  • Find out why the sealant failed first
  • Use a soft cloth, not a scourer, on silicone
  • Do not point over movement joints

Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere like Racton needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Clear the area around the work
  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts

Advice

Racton questions

Do you work for landlords with property near Southbourne station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Do you cover smaller places like Racton?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Yes. Mr Mastic is fully insured.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. There’s normally a reason: sealant over sealant, movement or another leak, so we find that first.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

What happens if the problem is the tray or the plumbing?

We check for that before we reseal. If the fault is elsewhere, you’ll know before any work is done.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What we’re called out for in Racton

Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

The problems people generally mention when they call are:

  • Floor or wall movement joints that have failed
  • Wide, uneven beads that look worse than the old ones
  • Gaps opening along the back of the worktop
  • Dark patches showing through the sealant

If you let a flat or house near Southbourne station, a joint that keeps failing is best fixed properly while the property is empty.

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned.

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before we reseal.
