About our remedial sealant in Pien
Remedial jobs in Pien generally fall into a few patterns: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. If you’re dealing with a shower that leaks however often it’s resealed and products that weren’t meant for the joint, we can help.
For a place like Pien, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
What remedial sealant looks like in Pien
Pien is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In the older streets around St Molios Church, walls and floors in older homes can move, and sealant and grout show it first.
Pien is about 22 miles west of Saltcoats, in North Ayrshire. Homes, rented property, offices and hotels in Pien is covered for remedial sealant, old or new, large or small. The work is guaranteed for a year. Our North Ayrshire coverage runs to 53 places, Pien among them. For nearby work, see our Glasgow page (46 miles or so).
We cover every part of KA27 for remedial sealant and the streets around it. If you are just outside Pien, we cover Shiskine (1 mile south-west), Birchburn (1 mile south-west), Torbeg (1 mile south-west), North Feorline (1 mile south-west) and Blackwaterfoot (2 miles south-west). When to call us in Pien
All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. Then the only fix is removal and a new bead.
Common reasons people contact us are:
- Leaks that keep coming back after resealing
- A second bead peeling off the first
- Beads that never stuck properly
- Caulk or the wrong sealant used in a wet area
Around Pien, as everywhere, remedial sealant is only as good as the preparation behind it.
What your quote should include
- Whether they’re fully insured
- Is VAT in the price?
- Who does the work, and how experienced they are
- How the colour is chosen
Landlord and commercial work in Pien
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Different surfaces, different methods
Movement & expansion joints
Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, and then we reseal it neatly.
What we do, step by step
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in Pien need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
How to prepare
- Let us know about parking restrictions
- For business premises, tell us about site rules or sign-in

What affects the cost of remedial sealant
There’s no set price list, because jobs vary so much. The quote depends on:
- Any working-time requirements on site
- Any mould that needs treating
- The number of rooms or windows
- The number and length of the joints
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
Before you ask for a quote, have a think about:
- Where the property is
- The type of property
- Photos by email, if that’s easy
- Whether it has been sealed before
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.
