How we handle remedial sealant in Longridge
Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. Only then can new sealant bond. Typical jobs include black mould underneath the bead and a shower that leaks however often it’s resealed, across leaking tray & enclosure joints, expansion joints and botched or over-sealed joints.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What we’re called out for in Longridge
Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.
Any of these means the joints need attention:
- Kitchen joints letting water behind the worktop
- Movement joints that have split or pulled away
- Sealant that came away because the surface wasn’t prepared
- Black mould underneath the bead
Around Longridge, as everywhere, remedial sealant is only as good as the preparation behind it.
What your quote should include
- Who does the work, and how experienced they are
- What product goes in the joint
- What happens if they find a problem under the old sealant
- Is VAT in the price?
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Keep the room well ventilated
- Get the cause of a repeat leak found before resealing
- Report a tray that rocks or a worktop that lifts
- Do not add new sealant on top of old
Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.
If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

What affects the quote in Longridge
We quote each job individually. This is what makes a difference:
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- When we can work, for business premises
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.
What we need to know
To make quoting easier, let us know:
- The problem you’ve noticed
- Where the job is, and your postcode
- The type of property
- Photos by email, if that’s easy
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
Leave it or put it right?
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing usually puts it right. Where something else has failed, you will hear it from us. In a place like Longridge, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Longridge questions
Is Longridge within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Breich station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
What does remedial sealant cost?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
Does remedial work come with a guarantee?
Yes. Remedial work carries the same 12-month guarantee as all our work.
Where do you work from?
Our base is in Crawley, and we work across South East England, London and Scotland.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Can failed expansion joints be resealed?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. Outside jobs in Longridge need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can

Advice
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Longridge homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Letting a property close to Breich station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What the job involves on each surface
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath, and then we reseal it neatly.
Worktops & kitchens
Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.
