Remedial sealant in Loans, done properly
A joint that keeps letting you down needs more than another bead. Send pictures when you drop us a line at info@mrmastic.co.uk. We work on failed movement joints, shrunken worktop sealant and botched or over-sealed joints, and people most often call us about thick, messy sealant smeared over tiles and floor or wall movement joints that have failed.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

FAQs for Loans
Do you work for hotels and guest houses in Loans?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
I let a flat near Barassie station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Do you cover Loans?
Yes, we do. Our applicators work in Loans.
How long does remedial resealing take?
It takes a few hours for most joints, depending on how much old sealant has to come out. You’ll know the timing when we quote.
What does remedial sealant cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Loans homes and their sealant
Loans is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Loans has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For landlords with property near Barassie station, a joint that keeps failing is best fixed properly while the property is empty. If you look after a building such as Marr College, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Failed tanking or loose tiles behind the sealant
- Movement from fittings that are not supported
- Plumbing leaks behind walls or under trays
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Expansion joints
- Mouldy bath & shower sealant
- Failed movement joints
- Shrunken worktop sealant
Different surfaces, different methods
Leaking trays & enclosures
A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.
Movement & expansion joints
Joints filled with mortar, grout or rigid filler can’t move. Where it can be raked out, we replace it with flexible sealant.
What affects the quote in Loans
Some jobs are bigger than they look, and some smaller. The main factors:
- Mould in or behind the old joints
- The number and length of the joints
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- Where the property is
- How we’d reach the joints
- How many joints, rooms or windows are involved
- If it’s domestic, commercial or a hotel
Every job is quoted individually, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and photos are welcome.
What happens on the day
We keep the work tidy and contained to the area we are working on. The job generally takes a few hours for most joints, depending on how much old sealant has to come out. Outdoor work around Loans depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at how the sealant has failed and check for movement or a leak path.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- We use the right backing and sealant for any joint that moves.
- The new joint is tooled neatly and we explain anything else we found.
Before we arrive
- Keep pets and children clear of the area while we work
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive
Getting a quote
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will talk you through the work and give you a clear quote.

What we are called out for in Loans
All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. At that point it has to come out.
The most common problems we see are:
- Black mould underneath the bead
- Sealant that came away because the surface wasn’t prepared
- Torn expansion joints
- A second bead peeling off the first
For an older house near a landmark such as Church of Our Lady of the Assumption and St Meddan, walls and floors in older homes can move, and sealant and grout show it first.
Questions to ask before booking
- Whether you can choose the colour
- Is the old sealant removed completely?
- How long to leave it before use
- How much experience the applicator has
