Remedial sealant for homes and businesses in Liberton
A joint that keeps failing generally has a reason. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. Finding that cause comes before any new sealant. If you are dealing with sealant that came away because the surface wasn’t prepared and a shower that leaks however often it’s resealed, we can help, whatever the surface.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Deal with small splits early
- Use a soft cloth, not a scourer, on silicone
- Keep the room well ventilated
- Have loose fittings fixed before resealing
Give the new sealant its full cure time: generally around 24 hours, or as long as we advise.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

When something else is needed
We’d rather tell you now than do work that won’t last, so these are the limits:
- A tray or worktop that needs refixing first
- Cracks in the fitting rather than the joint
- Sealant in an older building that needs testing for asbestos first
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Failed movement joints
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Expansion joints
Common problems we fix in Liberton
Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.
It’s worth asking for a quote if you see:
- Gaps opening along the back of the worktop
- Mould trapped under a layer of silicone
- Sealant peeling off a dusty or damp surface
- Leaks that keep coming back after resealing
Letting a property close to Shawfair station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

FAQs for Liberton
Do you work for hotels and guest houses in Liberton?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
I’m in a tenement in Liberton. Could worn sealant affect the flat downstairs?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.
Does remedial work come with a guarantee?
Yes. Our 12-month guarantee covers the work, and we’re fully insured.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Do you fix expansion and movement joints?
Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, then the joint is sealed properly.
Someone resealed my shower and it’s leaking again. Can you help?
Yes, generally. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.
Where are you based?
We work from Crawley. Our applicators cover Liberton, along with the rest of our area.
Are you fully insured?
Yes. We’re fully insured.
Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
How the job changes by surface
Movement & expansion joints
A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.
Remedial sealant in Liberton: local notes
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around Liberton Parish Church, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Liberton High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

How the visit works
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take a few hours for a typical bath or shower, longer where several layers have been applied, and we tell you how long to leave it before we go. Inside a flat in Liberton, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.

Advice
Leave it or put it right?
Mould under a bead can’t be reached by cleaning. Removal is the only way to get at it, so the joint can be treated and resealed. Private landlords in Liberton must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
