Why act early in Lawthorn

Remedial work takes longer than a straight reseal, but not by much: it takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. In a place like Lawthorn, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Remedial sealant in Lawthorn

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. If you have decorators’ caulk around a bath or shower and leaks that keep coming back after resealing, we can help, whatever the surface.

In and around a place like Lawthorn, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Different surfaces, different methods

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out so the new sealant starts clean.

Over-sealed & botched joints

Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.

Honest limits

To be straight with you, some problems need a different trade:

  • A tray or bath that’s cracked
  • A tray or worktop that needs refixing first
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

FAQs for Lawthorn

Will you come out to Lawthorn?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Irvine station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you take off two layers of silicone?

Yes. Both layers come out; new silicone doesn’t bond to old silicone, which is why over-sealing fails.

Can you strip sealant from an acrylic tray safely?

Yes. We avoid heavy scraping and use the right cleaner for each surface, so the new sealant bonds cleanly.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

How long does remedial resealing take?

The number of joints and layers decides it. We’ll tell you before we start.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Lawthorn homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Rented homes near Irvine station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. For site and facilities teams at buildings such as Irvine Royal Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How we quote for remedial sealant

There’s no set price list. The quote depends on:

  • The type of sealant required
  • The size of the job
  • Access and height
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • A few photos by email, if you can

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

After the cure time, these simple habits help:

  • Check ceilings under showers for marks
  • Do not add new sealant on top of old
  • Run the fan after every shower
  • Use a soft cloth, not a scourer, on silicone

Keep an eye on the joint at first, particularly where the original failure was caused by movement. If anything changes, just email us at info@mrmastic.co.uk.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. Somewhere like Lawthorn may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Let us know about parking restrictions
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed
