Remedial sealant near Kelvindale

Remedial sealant for homes and businesses in Kelvindale

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out. If you are dealing with sealant applied over old sealant that has lifted and caulk or the wrong sealant used in a wet area, we can help, whatever the surface.

From stone-built tenements to new flats and suburban houses, Kelvindale is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Aftercare tips

So the new joints stay in good condition:

  • Keep an eye on the ceiling below the bathroom
  • Run the fan after every shower
  • Have loose fittings fixed before resealing
  • Clean sealant with mild products only

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant can’t hold back a problem underneath.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

What affects the cost of remedial sealant

The price is agreed before any work begins. It takes into account:

  • The amount of work
  • Any working-time requirements on site
  • Whether the work is at height
  • How many rooms, windows or areas are involved

The cost reflects the work involved, not guesswork. That is why we ask about the job first.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Any previous sealing or DIY work
  • The rough size of the job
  • A few pictures by email, if you can
  • Any access issues, like height or stairs

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.

What the job involves on each surface

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and tell you about any damage we find.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, and we will tell you if we find it.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Water damage behind tiles that needs a tiler
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

FAQs for Kelvindale

Do you work for landlords with property near Kelvindale station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you work in hotels near Kelvindale?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

Can you fix a reseal that hasn’t worked?

Yes. There’s normally a reason: sealant over sealant, movement or another leak, so we find that first.

Can you strip sealant from an acrylic tray safely?

Yes. Careful removal is most of a remedial job, especially on acrylic, enamel and uPVC.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you guarantee remedial jobs?

Yes. Our 12-month guarantee covers the work, and we’re fully insured.

How it works

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for a typical bath or shower, longer where several layers have been applied for a typical job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Kelvindale, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky

Advice

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What happens if it’s left?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Remedial sealant around Kelvindale

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Cleveden Secondary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Kelvindale station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. If you live in an older home near St John's Renfield Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
