Remedial sealant in Jamestown, done properly

Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that’s what we find, we will tell you rather than reseal something that will not fix it. Typical jobs include movement joints that have split or pulled away and over-sealed joints coming away, on leaking tray & enclosure joints, failed movement joints and botched or over-sealed joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Why deal with it now?

Stripping out botched sealant adds time to a reseal, but not by much: it takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. In a place like Jamestown, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why Jamestown clients choose us

  • We never seal over old sealant
  • Homes, businesses and hotels
  • Sanitary silicone with an anti-fungal additive in wet areas
  • A sealant colour to suit the surroundings

What we can’t put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Cracks in the fitting rather than the joint
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep the room well ventilated
  • Keep bleach and abrasives off the bead
  • Find out why the sealant failed first
  • Don’t add new sealant on top of old

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.

Jamestown: your questions answered

Do you work in hotels near Jamestown?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Do you cover smaller places like Jamestown?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you have insurance?

Yes. We are fully insured.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

What if resealing will not fix my leak?

You will hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we won’t reseal for the sake of it.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Can you take off two layers of silicone?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

How the visit works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many layers have to come out. Around Jamestown, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Getting ready for the visit

  • Clear the area around the work
  • Let us know about parking restrictions
  • Mention any leaks or damp you’ve noticed

Advice

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Remedial sealant in Jamestown: local notes

Jamestown is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For an older house near a landmark such as Episcopal Church of St Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near North Queensferry station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Jamestown is about 2 miles south-west of Dalgety Bay, in Fife. From the centre of Jamestown to the outskirts, we cover remedial sealant for every kind of property. Across Fife, we cover 133 places, Jamestown among them. Our Edinburgh page covers work nearby.

Postcode districts we cover here for remedial sealant: KY11. Local streets include Ferryhill Road, Cruickness Road and Carlingnose Way, and we cover them all. If you are just outside Jamestown, we cover North Queensferry (1 mile south-west), Inverkeithing (1 mile north), Hillend (2 miles north), Dalgety Bay (2 miles north-east) and Fordell Firs (2 miles north). We also work in nearby towns such as Dunfermline (4 miles north-west), Kirkcaldy (11 miles north-east), Glenrothes (15 miles north-east), Cowdenbeath (6 miles north), Dysart (13 miles north-east) and Abbeyview (4 miles north).

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured.

Common problems we fix in Jamestown

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, so the silicone goes mouldy or lets go.

Signs it’s time to call us include:

  • Beads that never stuck properly
  • Products that weren’t meant for the joint
  • Kitchen joints letting water behind the worktop
  • Dark patches showing through the sealant

For site and facilities teams at buildings such as Inverkeithing High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
