About our remedial sealant in Harbridge

Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. Common call-outs are for sealant peeling off a dusty or damp surface and leaks that keep coming back after resealing, across failed movement joints, leaking tray & enclosure joints and botched or over-sealed joints.

In a village or hamlet like Harbridge, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Each job carries a 12-month guarantee, whatever its size.

When something else is needed

We will always be straight with you, so here’s what new sealant won’t do:

  • Water damage behind tiles that needs a tiler
  • A tray or bath that is cracked
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

Harbridge: your questions answered

Do you cover smaller places like Harbridge?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee on remedial sealant in Harbridge?

All our work, in Harbridge and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before work begins.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Someone sealed over the old bead. Can you fix it?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

What happens if the problem is the tray or the plumbing?

We’ll tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, so we will not pretend it will.

What happens if it’s left?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing generally puts it right. Where something else has failed, you’ll hear it from us. Where a wall is exposed, as many are in small places like Harbridge, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Aftercare tips

To keep the joints looking good and working properly:

  • Use a soft cloth, not a scourer, on silicone
  • Always have old sealant cut out, not covered
  • Keep the room well ventilated
  • Find out why the sealant failed first

Where we’ve pointed out another fault, have it put right, because the new sealant can’t hold back a problem underneath.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere as small as Harbridge, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Advice

Surface by surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces before backing and resealing.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.

Do you need remedial sealant in Harbridge?

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.

The most common problems we see are:

  • Thick, messy sealant smeared over tiles
  • Decorators’ caulk around a bath or shower
  • Worktop sealant that has shrunk and split
  • A second bead peeling off the first

In the older streets around Church of All Saints, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
