How we handle remedial sealant in Hallglen

Remedial jobs in Hallglen normally fall into a few patterns: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. We work on mouldy bath & shower sealant, shrunken worktop sealant and failed movement joints, and people most often call us about decorators’ caulk around a bath or shower and smears and lumps from a botched reseal.

A bathroom in a place like Hallglen gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

What we cannot put right

Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Older mastics that may need an asbestos check before removal
  • A tray or bath that is cracked

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints

Leave it or put it right?

Another bead over the top won’t fix a failed joint. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. In an older home around Hallglen, damp from a failed joint can get into timber and plaster.

What we do, step by step

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Hallglen depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

Advice

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Clean sealant with mild products only
  • Check ceilings under showers for marks
  • Get the cause of a repeat leak found before resealing
  • Deal with small splits early

If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Remedial sealant in Hallglen: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Homes close to The Tattie Kirk include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Comely Park School, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Falkirk High station, botched sealant from a previous quick fix is easier to strip out between tenants.

Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before we reseal.
