FAQs for Hallglen
Do you work for landlords with property near Falkirk High station?
Yes. We work for letting agents and landlords as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Can you do external mastic in Hallglen?
Yes, Hallglen is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
How do you reach high-level joints?
It depends on the building. We work on joints that can be reached safely. Tell us about the building and we’ll confirm what access is needed.
Is the work guaranteed?
Yes. Each job is guaranteed for twelve months, wherever you are.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
How we handle external mastic in Hallglen
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it. If you have movement joints filled with mortar instead of sealant and joints where the bead has come unstuck, we can put it right.
Outside joints can only be sealed when they’re dry, so work in Hallglen depends on the weather. Tell us how to reach each wall, gutter and roofline.
You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What else we do in Hallglen
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What the job involves on each surface
Copings and trims
Copings expand and contract through the day, so a flexible sealant suits them best year round.
Render joints
Water behind render can lead to blown patches. A sound joint keeps the render dry behind.
Honest limits
We will always be straight with you, so here’s what new sealant won’t do:
- Adding movement joints to masonry that has none
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracking across the wall rather than at a joint
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
Where we work in Hallglen
- Joints between brick and frames
- Concrete & block
- Façade panels
- Brickwork movement joints
- Render & cladding joints
- Copings & trims
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Show decorators and builders where the movement joints are
- Walk round the building once a year and look at the joints
- Wash walls gently around the sealant
- Fix overflowing gutters above sealed joints
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.
Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.
What affects the cost of external mastic
The price is agreed before any work begins. It takes into account:
- How much old sealant there is and how hard it is to remove
- The product the joint needs
- Access and height
- Mould in or behind the old joints
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.
What we need to know
To help us quote quickly, please include:
- The problem you’ve noticed
- Where the property is
- A few photos by email, if you can
- If someone has resealed it before
Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for.
What external mastic looks like in Hallglen
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Letting a property close to Falkirk High station? Then split movement joints are easy to miss on a rental until damp shows inside. Schools such as Comely Park School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around The Tattie Kirk, older walls, gutters and the joints where extensions meet them need a flexible sealant.

- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
