Remedial sealant near Hale

What we do, step by step

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Hale, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can

About our remedial sealant in Hale

Remedial jobs in Hale usually fall into a few patterns: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. Common call-outs are for leaks that keep coming back after resealing and thick, messy sealant smeared over tiles, on botched or over-sealed joints, leaking tray & enclosure joints and mouldy bath & shower sealant.

Around Hale, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

All our work is covered by a one-year guarantee.

Hale: your questions answered

Do you work for hotels and guest houses in Hale?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

I let a flat near Farnham station. Can you help?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

What does remedial sealant cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you work in Hale?

Yes, we do. Hale is part of the area we cover.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you match the sealant colour?

Yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

Different surfaces, different methods

Movement & expansion joints

A sealant stuck to the back of the joint can’t stretch. Backing stops that, so the sealant grips the two sides only.

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Ask why a joint failed before redoing it
  • Do not point over movement joints
  • Report a tray that rocks or a worktop that lifts
  • Clean sealant with mild products only

Do not let anyone seal over it later. New silicone doesn’t bond to old, so the old bead should always come out first.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into floors, walls or ceilings. Early action keeps it to a sealant job.

Hale homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Hale. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you let a flat or house near Farnham station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. In the older streets around The Church of St John the Evangelist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why deal with it now?

Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. By comparison, sorting the joint is quick. In a small place like Hale, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Landlords, agents and businesses in Hale

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

What we’re called out for in Hale

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

Keep an eye out for any of the following:

  • Torn expansion joints
  • Over-sealed joints coming away
  • Beads that never stuck properly
  • Worktop sealant that has shrunk and split

For site and facilities teams at buildings such as Farnham Heath End School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
