Remedial sealant for homes and businesses in Green Park

A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. We work on expansion joints, botched or over-sealed joints and mouldy bath & shower sealant, and people most often call us about thick, messy sealant smeared over tiles and sealant that came away because the surface wasn’t prepared.

Around Green Park, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

Surface by surface

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is normally part of the cause. Along with resealing, we will mention if the room needs better ventilation.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We say so rather than reseal.

When to call us in Green Park

Silicone only bonds to surfaces that are clean and dry. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.

If you can see any of these, it’s time to have the joints looked at:

  • Kitchen joints letting water behind the worktop
  • Decorators’ caulk around a bath or shower
  • A second bead peeling off the first
  • Torn expansion joints

For an older house near a landmark such as St Paul's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

  • What guarantee comes with the work
  • Whether you can choose the colour

Bathrooms and kitchens in Green Park

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. Green Park has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For site and facilities teams at buildings such as Whitley Park Primary and Nursery School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Reading Green Park station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Do not add new sealant on top of old
  • Look for stains below bathrooms now and then
  • Air the bathroom so the sealant can dry
  • Never fill a movement joint with mortar or grout

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

Questions from Green Park

Do you work for hotels and guest houses in Green Park?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Will you come out to Green Park?

Yes, Green Park is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you insured?

Yes. Full insurance covers our work.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Can you match the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before any work starts.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How much does remedial sealant cost in Green Park?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. In a small place like Green Park, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before

Advice

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Water damage behind tiles that needs a tiler
  • A tray or worktop that needs refixing first
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Expansion joints

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
