Friston Remedial Sealant
Our applicators work in Friston on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly.
- Decorators’ caulk around a bath or shower
- Sealant that came away because the surface wasn’t prepared
- Black mould underneath the bead
Remedial sealant for homes and businesses in Friston
Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We’re often asked to deal with smears and lumps from a botched reseal and repeat leaks from the same joint, on failed movement joints, leaking tray & enclosure joints and shrunken worktop sealant.
In a smaller place like Friston, homes are mostly houses and bungalows rather than flats, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

What we do, step by step
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a typical bath or shower, longer where several layers have been applied in most cases. A visit to Friston is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Tell us about any water getting in
- Tell us about access, such as stairs, a lift or high-level joints

When to call us in Friston
How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.
These are the problems we are asked about most:
- Over-sealed joints coming away
- Mould trapped under a layer of silicone
- Torn expansion joints
- Repeat leaks from the same joint
If you live in an older home near The Parish Church of St Simon and St Jude, older homes can move a little, which is hard on rigid grout and tired sealant.
Before you book anyone
- Whether the sealant suits the joint
- Is VAT in the price?
- The length of the guarantee
- Whether you can choose the colour
What sealant work can’t fix
Before you book, it’s worth knowing the limits:
- Tiles that have come away from the wall
- Plumbing leaks behind walls or under trays
- Older mastics that may need an asbestos check before removal
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Shrunken worktop sealant

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Surface by surface
Over-sealed & botched joints
Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.
Leaking trays & enclosures
Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before we reseal.

I let a flat near Eastbourne station. Can you help?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.
Is Friston within the area you cover?
Yes. Friston is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
What if the leak isn’t the sealant?
We will tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, so we will not pretend it will.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, so we find that first.
Where is Mr Mastic based?
We work from Crawley. We cover Friston and the rest of East Sussex.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
What remedial sealant looks like in Friston
Friston is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Eastbourne station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
