We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

How we handle remedial sealant in Forgandenny

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. If you have mould trapped under a layer of silicone and smears and lumps from a botched reseal, we can put it right.

In and around a place like Forgandenny, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Check trays and worktops do not move
  • Run the fan after every shower
  • Ask why a joint failed before redoing it
  • Do not wait for a small gap to become a leak

Clean gently: no scraping, scouring pads or harsh chemicals.

If a joint has failed more than once, stop resealing it. Get the cause found first, or the next bead will go the same way.

Why act early in Forgandenny

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. In a place like Forgandenny, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why us?

  • Sealant colour chosen to suit
  • Old sealant always removed completely
  • Anti-fungal silicone where joints get wet
  • Trusted Arbo and Everbuild sealants

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • A cracked shower tray or bath (that needs repair or replacing)
  • A leaking trap, valve or supply pipe
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Failed movement joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Leaking tray & enclosure joints

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Forgandenny questions

Do you cover Forgandenny for remedial sealant?

Yes. Our work covers the whole of Scotland, and Forgandenny is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Do you cover smaller places like Forgandenny?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

Can you take off two layers of silicone?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. We will tell you before work begins.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out, and the area is left clean. Outside jobs in Forgandenny need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before

Advice

Different surfaces, different methods

Worktops & kitchens

Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom.

Windows & doors

Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.

What remedial sealant looks like in Forgandenny

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Perth station? Then a joint that keeps failing is best fixed properly while the property is empty. If you live in an older home near Forgandenny Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
