Remedial Sealant in Bridge of Earn
Our applicators work in Bridge of Earn on removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly.
- Decorators’ caulk around a bath or shower
- Over-sealed joints coming away
- A shower that leaks however often it’s resealed
What happens on the day
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied, including the tidy-up. Outside jobs in Bridge of Earn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
Getting ready for the visit
- Move anything stored near the joints
- For indoor joints, keep the area dry beforehand if you can
- Mention any parking rules near the property

Bathrooms in smaller places like Bridge of Earn work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Why it’s worth doing now in Bridge of Earn
Another bead over the top won’t fix a failed joint. It doesn’t grip the old layer, so the leak carries on and there’s now more to remove. In a place like Bridge of Earn, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

FAQs for Bridge of Earn
I let a flat near Perth station. Can you help?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you cover smaller places like Bridge of Earn?
Yes. Bridge of Earn is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you match the sealant colour?
Usually, yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
What does remedial sealant cost?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
How long does the work take?
The number of joints and layers decides it. You’ll have a timescale before any work begins.
How we quote for remedial sealant
The price is agreed before any work begins. It’s based on:
- Access and height
- Whether old sealant or filler has to be cut out
- How much there is to do
- Whether there’s mould to deal with
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
What to tell us for a quote
When you call or email, these details help:
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Use a soft cloth, not a scourer, on silicone
- Run the fan after every shower
- Do not wait for a small gap to become a leak
- Find out why the sealant failed first
Do not let anyone seal over it later. New silicone does not bond to old.
A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.
Remedial sealant in Bridge of Earn: local notes
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
In the older streets around Dunbarney Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Perth station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Different surfaces, different methods
Mouldy bath & shower sealant
Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.
Leaking trays & enclosures
A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before any new sealant goes on.
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
