Remedial Sealant in Forbes
We cover Forbes for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Beads that never stuck properly
- Gaps opening along the back of the worktop
- Torn expansion joints
How it works
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours for most joints, depending on how much old sealant has to come out in most cases. Somewhere like Forbes may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules
- Clear items away from the joints we are working on

Remedial sealant for homes and businesses in Forbes
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We work on leaking tray & enclosure joints, expansion joints and mouldy bath & shower sealant, and common reasons people get in touch are movement joints that have split or pulled away and wide, uneven beads that look worse than the old ones.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Questions from Forbes
Do you cover Forbes for remedial sealant?
Yes. Our work covers the whole of Scotland, and Forbes is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Do you cover smaller places like Forbes?
Yes. Forbes is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can I choose the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
How long does the work take?
That depends on how many layers there are and how many joints. You’ll have a timescale before any work begins.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Keep bleach and abrasives off the bead
- Act on a lifting corner straight away
- Keep movement joints clear of mortar and paint
- Run the fan after every shower
Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
When it isn’t the sealant
It helps to know what we can’t do too:
- Plumbing leaks behind walls or under trays
- Older mastics that may need an asbestos check before removal
- A tray or worktop that needs refixing first
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Expansion joints
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Failed movement joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
Surface by surface
Movement & expansion joints
Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We say so rather than reseal.
What remedial sealant looks like in Forbes
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In the older streets around Alford Parish West Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Common problems we fix in Forbes
Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.
Signs it’s time to call us include:
- Thick, messy sealant smeared over tiles
- Black mould underneath the bead
- Sealant that came away because the surface wasn’t prepared
- Caulk or the wrong sealant used in a wet area
Managing a site like Alford Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Why it’s worth doing now in Forbes
Spraying mould remover on a sealed-over joint does not reach what’s underneath. The layers have to come out, so the joint can be treated and resealed. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
