Deanston Remedial Sealant
Professional remedial sealant in and around Deanston, with every bit of old sealant taken out first.
- A shower that leaks however often it’s resealed
- Floor or wall movement joints that have failed
- Worktop sealant that has shrunk and split
How it works
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Around Deanston, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Clear the area around the work
- Mention any leaks or damp you’ve noticed

Advice
About our remedial sealant in Deanston
Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We’re often asked to deal with sealant that came away because the surface wasn’t prepared and mould trapped under a layer of silicone, across expansion joints, shrunken worktop sealant and botched or over-sealed joints.
A bathroom in a place like Deanston gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Big or small, it’s backed by our one-year guarantee in Deanston and across Stirling.

What else we do in Deanston
How the job changes by surface
Worktops & kitchens
A loose worktop splits its sealant. That needs refixing before resealing, which we’ll point out.
Movement & expansion joints
A sealant stuck to the back of the joint cannot stretch. Backing stops that, so the sealant grips the two sides only.
What remedial sealant looks like in Deanston
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Letting a property close to Dunblane station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

What we can’t put right
We will not take on work that will not last, so these are the limits:
- Tiles that have come away from the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Sealant in an older building that needs testing for asbestos first
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
Where we work in Deanston

Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Can you remove sealant that’s been put over old sealant?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.
How long does remedial resealing take?
A little longer than a standard reseal. Most jobs take a few hours, and we confirm the time with your quote.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Have loose fittings fixed before resealing
- Do not point over movement joints
- Never seal over old silicone
- Look for stains below bathrooms now and then
Don’t let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.
Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
Signs you need remedial sealant in Deanston
All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks. Then the only fix is removal and a new bead.
Look out for these signs:
- Products that weren’t meant for the joint
- Leaks that keep coming back after resealing
- Mould trapped under a layer of silicone
- Over-sealed joints coming away
In and around Deanston, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.
What your quote should include
- What insurance they hold
- Is VAT in the price?
- When the joint can take water or movement
- Whether all the old sealant comes out first
