Remedial sealant near Blairdrummond

What happens if it’s left?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. In an older home around Blairdrummond, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

About our remedial sealant in Blairdrummond

Some sealant jobs are not a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. If you’re dealing with decorators’ caulk around a bath or shower and repeat leaks from the same joint, we can put it right, on botched or over-sealed joints, shrunken worktop sealant and expansion joints alike.

Bathrooms in smaller places like Blairdrummond work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Whatever the size of the job, you get the same 12-month guarantee in Blairdrummond and across Stirling.

  • Any previous sealing or DIY work
  • How we’d reach the joints
  • Whether it’s a home or a business
  • The problem you’ve noticed

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

What remedial sealant looks like in Blairdrummond

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Rented homes near Dunblane station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. If you live in an older home near St Lolan's Church And Burial Ground, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Blairdrummond need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints

Advice

Surface by surface

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A leaking trap, valve or supply pipe
  • Older mastics that may need an asbestos check before removal
  • A tray or bath that is cracked

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Botched or over-sealed joints
  • Expansion joints

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Check trays and worktops do not move
  • Keep an eye on the ceiling below the bathroom
  • Don’t point over movement joints
  • Clean sealant with mild products only

Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

Blairdrummond questions

Is Blairdrummond in your area for remedial sealant?

Yes. We work across all of Scotland, and Blairdrummond is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Can you help a landlord with a rental near Dunblane station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Can I add another job to the visit?

Yes. Just list everything you need.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Is there any odour?

There can be a smell while the sealant cures. Opening a window helps.
