Remedial sealant in Daldowie, done properly
Remedial jobs in Daldowie generally fall into a few patterns: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. Typical jobs include over-sealed joints coming away and black mould underneath the bead, on mouldy bath & shower sealant, leaking tray & enclosure joints and failed movement joints.
In and around a place like Daldowie, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

When to call us in Daldowie
Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints split any bead that is too stiff or too thin.
It’s worth asking for a quote if you see:
- A shower that leaks however often it’s resealed
- Sealant that came away because the surface wasn’t prepared
- Mould trapped under a layer of silicone
- Over-sealed joints coming away
If you look after a building such as Uddingston Grammar School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What else we do in Daldowie
When something else is needed
We will always be straight with you, so here’s what new sealant will not do:
- Tiles that have come away from the wall

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

- Mouldy bath & shower sealant
- Leaking tray & enclosure joints

- Expansion joints
- Failed movement joints
Why it’s worth doing now in Daldowie
A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Around Daldowie, water from a failed joint in an older stone home can soak into timber and plaster.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Daldowie: your questions answered
I let a flat near Baillieston station. Can you help?
Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Do you cover smaller places like Daldowie?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Does remedial work come with a guarantee?
Yes. Our one-year guarantee covers the work, and we are ARBOMaster approved.
What does remedial sealant cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
My shower still leaks after a reseal. Can you sort it?
Yes, normally. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Can you reseal a split movement joint?
Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, and reseal with a flexible product.
Bathrooms and kitchens in Daldowie
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Baillieston station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Don’t wait for a small gap to become a leak
- Report a tray that rocks or a worktop that lifts
- Ask why a joint failed before redoing it
- Keep an eye on the ceiling below the bathroom
Keep an eye on the joint at first, particularly where the original failure was caused by movement. If anything changes, just send an email to info@mrmastic.co.uk.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
Different surfaces, different methods
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, and then we reseal it neatly.
Worktops & kitchens
Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom before resealing.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What happens on the day
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed
- Where the joints are inside, avoid wetting them before we arrive
